This Senior Housing apartment building is situated on an "L" shaped site in the Spring Garden section of Philadelphia. The site was previously comprised of 12 vacant lots that were zoned as both residential (single family) and commercial districts. Zoning variances were obtained to allow the lots to be combined and re-zoned into a "Multi-Family Dwelling" district. This three story apartment building contains 40 one bedroom units, a Resident Laundry Room, and a Community Room with Kitchen. The building fronts on two streets at minimum set back requirements to allowing a backyard for the residents to enjoy, and accommodating parking. The incorporation of brick and the use of dormers on the exterior facade favor the surrounding residential neighborhood.
